You can't just walk in and drop a bunch of crap on a lender and say, "there's my deal, call me when and if you're interested" you do need to show concern, show responsibility, show some motivation, more awareness and knowledge.

They did accept my crap offer over another offer because I was going to be owner-occupied. 

At one time I was doing some marketing consulting for a car dealership, who used windshield flyers as one of their main sources of advertising, and I remember telling them "If you left this crap on my windshield, the only reason I would remember your business, is so I could never do business with you."

I know how addicting it is analyzing everything that crosses my screen - Im teaching my wife how to look quicker at the MLS crap as I really don't have cycles to go through EVERY one that she sees (and most on the MLS are turds anyway).

That's because people with money and influence don't want that mess making their neighborhoods like crap.

When the crap hits the fan people pay things in order of basic necessity (food, shelter, and then other expenses).

Just please don't crap on the entire PM industry because of a few bad experiences. 

If the Phase II comes back dirty--will you still want it.....if so, then you have your answer.If no, it's a "Crap Shoot", Did your offer spec seller providing any existing Phase I or Phase II reports to you?

Bend took a tremendous crap when the market crashed, one of the worst on the west coast, fortunately it hasn't fully recovered thus allowing you some possible short-term appreciation potential.  

Because "it has not been on the market for 180 days" is some made up crap.
