Collecting rent from someone on a lease of any length should be a no-brainer defense to a chargeback.  

Get to some Apartment investor meetings or the best is to go to Multifamily conferences make LOTS of friends and tell them what you are doing.

Hey George,I have worked with ETC for the past 3 years and am going to speak at their investment conference in New Orleans in September.

In early 2000 there was a REI conference coming up in Atlanta in April.

There are also conferences that are held several times of year as well.
