If tenants have not provided rent and/or deposit with terms of lease prior to start of lease date, then you may not be obligated to allow them to move in.If you allow them to move in and they cannot pay the rent then you may end up not collecting for 3 to 6 months or longer.I would have them resubmit an application for May 1st and evaluate based on the new application.

Basic issue, from a broker perspective, is tenant payments in light of eviction moratorium.Lenders are getting really picky about underwriting and vacancies/collections.Owners, especially cheaper rent neighborhoods, are seeing collections down 20% from normal.My gut is that once we're past this and stabilize that demand should come back.

We pay it no problem and have our closing costs no problem but the issue we have is the collections agencies deleting the accounts and getting our credit up there before our new closing date on the 30th that the sellers did not want to do but so kindly did!!!
