Also, just because a price is listed at a certain value, doesn't mean you have to trap yourself into that value.

Whether it takes 2 weeks, 2 months or 2 years, that's the question...and you won't know until it happens.Sheetrock is porous, and will capture smoke and trap the smell. 

They buy the expensive "cute & perfect" first home, burying themselves in a mortgage that will never make this a good rental property down the road - and trapping themselves from being able to afford to invest.

Leverage that money for further returns and not leave it trapped in the property for slightly better cash flow.  

I think the trap that a lot of Investors fall into his that they are afraid and for good reason.

While it can work fine, if improperly installed or damaged, it can allow for air to get trapped behind it.
