Hello - I am planning to participate in the Tax Deed auctions coming up for a few counties --- I have a short list of the properties and need a good RE Attorney who has deep understanding and experience with Tax deed properties(Prefer Eastside but all seattle area ok)

It's closer to buying in auction, and then one has to be able to read carefully a property record to see what's going to stay after the auction and how many encumbrances, liens etc will be gone after foreclosure (in the event of a mortgage foreclosure) and the court procedure of auction.

If the loan defaults, then  I can foreclose and get the property back or it is sold at auction for at least what is owed on the loan (as long as you did your numbers conservatively). 

wouldnt they have auctioned it years ago?

I'm looking to buy my first property at auction, and it's the perfect BRRR deal. 

Found my first home and the wife is ready and willing to sell to avoid foreclosure (house is going to auction in 6 weeks).

Auction.com and other online auction websites have bank owned properties listed there.

Then they have to Sell the house at a Discount Auction.

I just called a trustee to find out the outcome of an auction near me, and she told me the auction was cancelled due to bankruptcy.How would this have worked?

The duplex is going to go to a foreclosure auction, likely, b4 the end of the year.
