Its suppose to rejuvenate the downtown area with shops/attractions and amenities ect..  

If you invest where there are overlapping MTR tenant attractions then you won't have issues with occupancy.

I've only been to Buena Vista a few times, mostly we just pass through it on the way to NC because there really aren't many if any attractions, that I know of.

My wife and I really try to keep a balance between sinking too much into a rental and making it attractive to renters.We left the old cabinets which function very well and opted for a very deep cleaning, paint, and heavy duty shelf liners.

The reason being you can't control how clean they keep they house and if they leave out food that attracts pests. 

However, the more experienced I get, the more cash flow and equity I build, the less attracted I am to the BRRRR method.

Use a local attraction as the focus.

@jordan, I purchased my first true flip in Webb City, MO (extends just beside Joplin but has better schools and attracts families and young professionals. 1230sf 3/2 SFR @$96K; sold $128K but Included Approx $3K in buyers commission and closing costs.
