The only cost associated would be if greater than $250k (mine is not) and that would be the cost of a full appraisal vs the drive-by I'm getting for mine.Also, perhaps consider a 1st position HELOC that replaces your mortgage altogether. 

They will cut you a check for $126k so you can pay off other debts you might have associated with the property.  

As we all know, you are the average of the 5 people you associate yourself with. 

You can strategize deal by deal to what degree you want to rehab.

I would check that they are a member of NAPIA (National association of Public Insurance Adjusters) and also check references.
