I live in the Baltimore, MD area, but will be moving to the Albany, NY area in a couple months.I am interested in the idea of using creative financing to generate passive income through real estate.

Advise, suggestions?  

In other words they will make sure the right boxes are checked, but they won't help or advise you in creating any of those docs.  

I would advise against all of that and just be honest about the whole thing

Being a CPA, I would advise against rental properties in an IRA.

Just waiting on his CPA to return my call to advise him on the deal. 

If my money is in there has to be an immediate return.Standard market ETF will generate 7% return.

Also, keep notes for items we order for each villa and notes like paint colors used...almost like a villa diary.I would love something that could generate reports as well and is customizable for each villa I have.

I think there are some online banks that have nice returns but for me I’m not really trying to have a savings account generating interest at a bank but rather in real estate and the money in the bank is only a temporary holding spot
