Upon feedback from both the inspector and the contractor, about what the findings and what it would take to rehab this Single Family property , I decided to go back to the RE sales agent and ask for a $5k reduction in price based on the findings that turned up a few things that I felt would affect my cost.

The price of a definitive answer is, unfortunately, an appraisal fee.The good news is that if this thing cannot be financed as residential, that will be true for every other buyer out there too, meaning it's time for a price reduction due to the limited marketability of the property in question.
