One thing I wish I had asked before I submitted offers on out of state properties was have an experienced investor or unbiased party (not anyone on the agent's team) do a very detailed video tour of the property and pay them for their time.

@Kyle JosephThere are plenty of models out there.Many are free or low cost.The real issue is knowing your market - rents, vacancy rate, expenses etc.The magic is NOT in the model but rather the data one enters into the model.Agree with @Chris Seveney

Best to you and please, proceed with caution...When reading through the CA Code, as one does in their free time, there is an interesting line that could be helpful for other investors in this situation. 

Google maps is my go to for getting an idea of the property and the neighborhood. usually a couple minutes will display the condition of the area and neighborhood.Also, if you are working with an investor focused realtor usually they can book a showing for you and take videos of the space and any concerning items.
