Do you gather this criteria from a database company or another source, or are these criteria that you screen for when you get callers to call in on your ads/signs.

After watching all those cooking competition shows on TV (Chopped, Hells Kitchen, etc), I can imagine how stressful your job it!

Otherwise: we are seeing a lot of buyers jumping on one property but not all agents or buyers can perform so... screen very carefully.

So even though those are nice numbers, they are not realistic to what HUD pays out, only a maximum amount.I use the MLS, or a local agency that places rental tenants, and I use them to place tenants for me, because in case you have been under a rock, prospective tenants have a LOT more rights and the process to screen is crazier than ever, I outsource it, AND the liability.

Good hinges, locks, hasps, I'd suggest covering windows with bars or heavy screening with expanded steel.

We purchased our first two rental properties and have one of them leased (the other rehab just finished and we are currently screening tenants).

The only problem we face now is the cable/ISP company not allowing two hookups to the same address, and individual preferences for TV/Internet can vary a lot.

(poor advertisement= longer vacancys) They also screen the tennants.
