So, you need to initiate legal eviction proceedings.I don't know if you have your property in an LLC and are required to get a lawyer as @Michael Noto, surmised.

How are you handling the summer months when school is not in session?   

I know I did not go through this with my electric company and they manage to autodraft.....Right now I let them online billpay it into my account (which is no different than cash deposit, as far as I am concerned since they control the amount), pay through Quickbooks (still an ECH I think, and they still have to initiate it is not automatic) or cash deposit.  

My initial plan is to learn about the different investment strategies, determine what will work best for me now and in the future, learn some more, and then pull the trigger.
