The HELOC was the original plan, but it was going to take too long to close so we did this instead.My 403b has a value of roughly 85k and has a remaining loan balance of about 22k… about $700 per monthMy husband’s 457 has a value of roughly 180k and has a remaining loan balance of about 30k… about $850 per monthSince the HELOC is a variable rate, I’m hesitant to use a large amount from that.

Having a Pre-approval letter or better yet a loan commitment and a Banker to call and reassure the sellers agent you can close in 30 days or less also offers a huge advantage.In this market using a DPA is not a bad idea since rates are high and when they drop you simply refinance for a lower rate and payment.

Rent-o-meter is an ok barometer for prices but thats for average units in fair condition, with a good marketing plan, solid upgrades and some value add you should be able to get more than the average going rental rate for your units

I understand the capital region, the Adirondack region, and Western New York (Rochester and Buffalo) have their strengths and weaknesses, but I'm going to focus on this central part of the state.Binghamton is my favorite investment market for a few reasons, but it's not for everyone.STRENGTHS- low prices- blue collar overall, meaning lots of resources for contractors- growing university, consistently growing rents- I expect to see an actual 10% cap rate here, higher if the property needs work- compared to downstate, permitting, evictions, etc. are simple and quick- no code compliance inspections required on existing multifamiliesWEAKNESSES- no. natural. appreciation.
