Our background:wife is in medical field and I’m an engineer.

I am also an engineer and I have worked on and overhauled in the individual components more than a few times myself.

I hope to make the acquaintance of many of you and look forward to chatting with you all.I am a 40yr old I.T. guy who decided to go back to school to pursue a degree and certifications that will allow me to move into a Network Engineer role.

Strategically, I moved into my car and made my way to Denver, CO earlier in 2018 where the weather was bearable to live in my 4-door sedan while I networked and got my first job as a software engineer.After getting my foot in the door and some experience as a junior software engineer, I began searching for a job in a lower cost of living area than Denver and away from the traffic.Strategically, I was looking for jobs in midwestern cities with colleges and stable economies because my next goal is to own a home and rent out rooms in the home.As luck would have it, I'm starting a new position in Lincoln, NE in January 2019 where I lived for 10 years before (I went to college there).Now I'm seeking advice for my first rental property purchase.My plan is to purchase a house around $90,000-$120,000 in June/July of 2019.

I have always enjoyed renovation and it is inline with my engineering and building background and my goal is to create passive income so I can work less hours.

I think if you're trying to create an entire booking engine site, you're going to spend a fair amount of time, & money creating and managing a site; more than what Airbnb is charging in commissions. 

That upbringing led him to seek an engineering degree and a career as a civil servant, one that to him provided stability that he missed growing up.

I do have some income to show from a 1099 and W2 engineering job but not enough to qualify for a conventional loan given my Income to Debt Ratio (about 60%).

I would contact an engineer and get a elevation certificate and try to apply for a LOMC FEMA letter to remove the structure from the flood requirement.
