There is a state cap of 1.7% for school taxes (though districts can vote for bonds that can raise the rate now) so he may have just seen the school rate.

There are plenty of studies showing that the "average investor" generates 2-3% annualized returns from a mix of equities, funds and bonds over 10, 20 & 30 year periods.The real point I was making is, forget that the word "tax" is involved and simply look at the net after-tax return on investment from the opportunity when UBIT is in the picture.
