I cant imagine putting down $100k for a 6.anything CAP rate.

But I imagine having your own pad in Bay View would be a step up from living at ma and pa's.

I'd imagine that would require a full seal/paint job and new carpet each time there was turnover.  

I've never dealt with it personally but just imagine you're the bank.  

I can't imagine how a management company might make any money if they are not allowed to MU a cost.

:)While many of them are gone now, I still remember how back in 2008-2009 (and even up until a few months ago), many here were predicting record bank closures, riots in the streets, runs on food and ammo, DOW going to 0, etc.And they were telling those of us who didn't buy into it that WE were crazy...I'm not saying that the underlying problems with the economy are fixed (they're not) or that things won't get worse in the future (they may), but many people just have a hard time seeing the big picture and imagining a future that is different than the present...

Now Im guessing you do not sell property at all or you do not sell anything to anyone out of your local area because if you did I would imagine they would need more than just your word!
