My point is, that guy did the analysis to identify these areas - but what is his method to the madness?!

The idea was my own, I engaged him as I thought it would be a great idea for him (and his team) and now I’ve identified land.

For example, Facebook will glean every detail they can about you based on what you post (not only on FB but any where they can identify you) so that they can sell your information to advertisers. 

Once you get the inspection back, identify things that will need to get fixed that aren't in scope for your original rehab.

So, I'm looking for some advice about the best way to identify some of these local smaller developers (I live in NYC) to find out if they're open to hiring me to join their team.

Your contract should take into consideration several things:(1) Clearly identify the property and all parties involved. 

Should I identify the type of investing I'm looking to do (i.e. single family, plex, apartment building etc.) before delving into market metrics?
