I will say I could see major perks in not having to deal with or hear about tenant drama, or waiting to hear if a recent hurricane tore up any of your houses (like I am right now), but there are big financial benefits to it if you're willing to deal with all that.

Unfortunately POL pre-funds all of their loans and then gets paid back every penny from selling those loans back to us investors this they have NO financial incentive to get us back out money because they have already been laid back from us investors!

Me and my partner are thinking on opening an LLC, buy SFR with hard money and refi after rehab is done, but not sure if we will be able to obtain financials through commercial loan.

The plan is to sell the house, pay back all my dad's financial input, and then my aunt and I will split the remainder 90/10.

Yesterday in my morning emails I saw this lovely message for VRBO:Needless to say I have no attempt of getting the guests info.Under "Take Action" among options I could declare this as an error and asked the "standards violation team" to look into it.Didn't hear until mid day, when I decided to call the customer service.Spent almost an hour with the rep whose conclusion was that I have a language in my listing which in a nutshell asks my guests to avoid an instant booking without telling me a bit about themselves: Who they are, where they come from, purpose of visit, etc.  

And the investor is making money off of their property, while they break even, and keep the financial responsibility. 

I bought a house with a fourplex on the property and we closed on the house (mortgage separation) and we owner financed the fourplex with a subject to clause until we could get the fourplex financial-able.  

Once we finally took action and advertised,  we found a house, put it under contract, and found a buyer within a two week period!

Where do you recommend finding some of those options locally (or does it matter if not local) and how to vet them without much financial experience? 

Although it's been working out very well financially, I've come to the realization that I can't continue this way  something has got to give and it's becoming apparent what's giving is my sanity.
