We then completed the title over into a LLC in the hopes we could still curry favor with HML with no luck.Then, over the course of the last 5 months, the scope of the project grew to twice what we had estimated as everything that could need replacing did.

As far as taxes go that's definitely something to consider because it's taxed as active income on a flip compared to a buy and hold which has more favorable taxation.

I'm in Florida, so numbers may not be exactly the same, but.... if you are not able to get around 70%-80% occupancy rate for a vacation rental either the property is not up to par, the management or pricing is off, or the location is not an STR-favorable destination.I also agree that for vacation rentals analysis you need to look at ANNUAL gross revenue, not an average nightly rate.

@Spencer Gray To your point about treasuries moving lower, it seems that pricing expectations haven't adjusted to this and thus are creating opportunities to buy deals with more favorable cap rate to cost of debt spreads.
