The liability of such a credible cause of action for libel, (among other such exposures I will not disclose here) increase exponentially as the database gets a greater installation base of users.

That deal was my first exposure to wholesaling because the guy we sold it to flipped his contract to another investor-buyer and made a $60k assignment probably with one phone call!

It would be one thing if we had a $1,000 flower garden underneath the wall, or some exorbitant risk exposure (i.e. falling into the kids sandbox while kids play) but neither looks to be the case here.If he's concerned about cosmetics tell him to plant some pretty flowers ;) In terms of contractors though, you can call someone who does foundations, or a landscape contractor who does retaining walls.

I told him he would be arrested for indecent exposure, and that he doesn't get to decide whether I can come to MY house, as stated in the lease and state law that is CITED in the lease that says they have to allow me entry and cooperate with me.

@Zee Anon while broker may be getting same commission either way, I think for many brokers, it's less about setting commission rates (although maybe it is for some) and more about other issues: there's more risk and exposure, many ways to trip up state-required customer boundaries that risk your license that won't happen if buyer is represented; additional time involved to handle all access & both sides of transaction; and with no problem-solving or negotiating for unrepresented party, things can fall apart more easily.
