I've currently got a portfolio of 45 properties in Austin TXD  I'm tapering off of buying rentals only because I need to preserve money and because I want to build more liquidity in general rather than just equity.  

Received an e-mail this morning from my existing tenants.

@Brock Freeman when considering a loan for commercial property, what do you want to see in an applicant(s) as far as experience, liquidity, and net worth?

I got to a point where I had enough cash flow to cover ~50% of living expenses and was able to build up some liquidity for 12mo of full living expenses.

Increasing your liquid net worth in the beginning allow you to grow much faster.

Based on what you said and the amount you have liquid, you should stay in your rental and enjoy it, while saving more to add to the 20k egg.
