It seems like over a few years of turnovers this could save you if you are unwilling to DIY change out cheap locks.Might be worth it for AirBnB or hotels and motels where you need to change lock codes daily or weekly.

Real estate is not a complicated business...just takes daily discipline/persistence.No savings but good salary - Stop spending and start saving.Decent size 401k - Borrow from your 401k.Passion/motivation - Motivation is garbage (short-lived).

I find it hard to believe that anyone doing any volume never has a tenant pay late and never has a tenant do damage to a property.

(craigslist, FSBO, zillow, etc. as well as placing signs on the street corners in the area) You should be receiving a high volume of calls (I like to see at least 20 calls a week) if you expect to fill a high amount of vacancy at a park.

-I do have a small savings (almost enough for a down but not unexpected expenses) so I continue to save until I find the deal I can't pass on-renting my current property and saving every dollar that I can towards my first property-I have a "house hack" situation that's working out well-using a HELOC for cash reserves-I am looking at and running the numbers on properties I find daily.
