I'm not familiar with your market but a great way to determine the travel nurse (and other medical professional) demand in your area is to look up travel nurse positions on Indeed.

I reside in Fredericksburg, which is both a college town and has an extensive medical system connected to the college.

But they were four years in the past, and all concentrated in one period of time, and all medical collections.

If you have access to an agency that will use your home or future investment to house their travel medical professionals then you’ve expedited your occupancy. 

If you're afraid of them potentially giving you problems and possibly ceasing paying on time then you can always wait until the eviction nonsense is over; at that time you can tell them to get rid of the additional pets or charge them a pet fee for their zoo. 

I see a lot of medical debt causing issues and that's a totally different story - in a lot of cases that has almost nothing to do with someone's financial responsibility.

I have a duplex that is going to be rented and used for rental arbitrage... mid-term leasing to medical workers.I just submitted the lease to the tenant and listed her as the individual tenant but altered to allow her "guests". 

I don't know of it really being policed, but if you're a repeat offender, I'm sure you'd eventually get a cease and desist.

I want to see a local office address and phone, with locally licensed medical or otherwise documented professional.
