I go to networking/ learning events from Chelmsford to Boston.  

My wife and I are looking to invest in property north and west of Boston to buy, rehab and hold.

There is of course such a thing as bad timing but the market here in the Boston area has been appreciating in such an unhealthy manner that it's very hard to keep up.

Been looking at houses in the suburbs of Boston, Massachusetts area and I have a real issue looking at a house and saying "yes, that will be 30K in rehab costs", or "oh man, redoing those floors, adding lighting, cutting out that wall will total $XXX" I've been thinking of getting a contractor or inspector to do a walk through with me on them before I even put in an offer because I really feel like I'm flying blind.

I guess what's tripping me up is that in the Boston area, there's almost zero reason for someone not to just list the home, even if they're in a hurry for cash. 

Boston has some very tenant friendly laws and one of them prevents charging extra for pets.
