Any contract, while it may remain evidence of the relationship of the parties prior to settlement or as to representations made, expires at settlement as its purpose has been served, a contract brings the parties to a settlement, nothing more. :)

@Phil JanasacI believe Brie is correct, if the city issued the zoning cert as 2 units and you buy it, you cannot get it changed just by presenting evidence that it used to be 3 units.

Its my understand that the lender will not accept a purchase contract (or a lease) as evidence of the new income.
