There are 2 or 3 companies, that specialize in the West End and Pittsburgh area, but they have minimums per door of $ 100-120 per month per door, so your percentages go up and your profit goes down. 

In that case...When I get the most accurate ball park value of the land and I get it under contract what is the process or are there special contracts I need to take it to auction.

There are special tax rules for vehicles.

They do have the higher monthly fee (and I wouldn't by a condo with an unreasonable fee), they don't go up in value as much as a single family, on poorly run ones (not stratford) you run the risk of a special assesment.

Don't rush into buying real estate with $5k in the bank mate.I am also single with no kids, but this military / physician  career path I find myself in prevents me (sort of) from doing what I described.

You may have already checked into this ... or maybe have reservations about using one, but in my area, there are companies who specialize in this.

We have been very lucky to rent to a military family for the first 6 years then they helped us to rent to his colleague ( my current tenant) , so I have no much experience on high end house rental.

If it is already banked owned and sold through Auction.com, then you'll get clear title if it states this in the description "Special Warranty Deed or equivalent" will be received.  

Hi Chris, wow, you are more than ready for out of state turnkey, I think you wield a special advantage over many other investors in the marketplace, purely due to experience. 

There is special warrenty provided by auctipn .com but that is it.
