But after 10+ months on the market you should take the deal, lick your wounds and move on to the next one.  

I forgot to ask that question, so that's what I wound up doing was going to the registry of deeds site and pulling files for the gentleman's name and the property address to discover there were never any liens on the property.

Making a move is great and time tends to heal most wounds in RE, but it can set you back many years.

To put salt in the wound I got sued by the Tenants attorney for discrimination which was thrown out in eviction court.

This favors higher priced liens to make the numbers work.I wound up buying five liens on properties in Illinois.

I took the lessons from that house, licked my wounds, waited a couple of years to repair my financial portfolio, and moved on.

It didn't end up how I might have liked but I feel all things considered it was better to lick my wounds and move on...

I know a friend who had an agent screen, and obviously didn't since they wound up with a professional tenant with a record.

On the other hand we had a property we misjudged and wound up selling at a loss for about $25K less then we initially asked.
