Hi BP- I'm a landlord/rental property investor in North Jersey, with 8 units across 3 properties in Garfield, Woodland Park, and Hoboken NJ.

Woodland hills (certain part has good schools) will be out of reach, even if you find some, oh boy you are in for a war.

We live in The Woodlands, Texas if that matters.

That's a high priced rental if it's not in the woodlands. 

I purchased an older townhome in the memorial area of Houston with the intention of renting once I was ready to purchase a house. 2 years later I got a new job in The Woodlands, rented out my townhome (in one week) and lived with family for a month until closing on my current home in Conroe.

I wouldn't touch anything with a 7 cap unless it was near the woodlands.

Anyone currently in The Conroe or The Woodlands Texas area?
