Hey Luis, wish I had some advice but never seen that done successfully on a househack. 

You're in a place that some of us could only wish for, myself especially, "getting started sooner".Keep grinding, you got this!

I just wish I listened to an old friend who used it on the silkroad.

I am not saying that to brag, the reason I say it is we all wish we could get into real estate at a younger age - but we are all different and depending on your level of risk, sometimes being patient is not a bad thing as its a marathon not a sprint.  

I wish I had known more about landscaping at the time, and didn't go cheap when it came to contractors.
