For those who have or had section 8 investments (especially in my market) how would you describe your experience?

I like the idea of out-of-state STR in a less expensive market.

What's labeled Private Money in the market - an individual looking to build a lending shop by using personal funds - this is out there but these guys are not cheap on points or rate and they have rules and guidelines like anyone else, so really the difference between them and hard money is nothing other than appraisal perhaps. 

I pull pretty solid lists, I find a lot of my deals off market, just thought I could reach more if I have a few full time callers on the phones.While i'm at it, how are you guys finding good deals in today's world?

I have used both TSP loan and HELOC to purchase investment...I certainly thought the ROI from real estate was better than relying on highly fluctuating stock market. 

I have tried both, I think it depends on the market you are targeting and the type of leads.

If you got a sight unseen, off market offer it could be a low baller.
