He's tried fighting other tenants and has been very nasty to my property manager a bunch of times so he needs to leave, but he's also vulnerable obviously, so if there's a way I can help him or put him in contact with someone who can, I would feel much better.

There is certainly a protocol to doing Section 8 right, but done correctly it can offer great downside protection, all but guarantee market rents, and allow you to offer housing to vulnerable people in society and therefore better local communities. 

I never forgot the reference to this vulnerability.

Interestingly, the states that most are flocking to now like TX and FL are the most vulnerable to temperature increases, and the states most insulated from this (northern states) have been being moved away from for years.A shift up in temperatures over the next few decades could flip the current migration trend and see people in the south moving north.

I'm curious as to what others see as the potential opportunities coming in downtown (and possibly also suburban) office assets in the next couple of years as pre-covid leases expire and tenants choose not to re-up:1) Find and short REITs that focus on downtown office space, especially in particularly-vulnerable regions/cities/industries?
