If these claims are valid, why is there a need for aggressive marketing?

Gas/Heat/Hot Water is included in the rental, when completing the proposed rent form could I ask for more rent money or should I stick to what the property is originally listed for?

I would say this is a valid request if they are using this as income to meet your rental screening qualifications.
