You should talk with one that understands real estate rules and another that understands special needs trust and SSI rules. 

I advise you to go personally and/or find a trusted local person.

Partner up--- find guy or family trust with coin and credit with no expertise or time! 

There are some areas near Gatlinburg I would consider, but cities are just a large HOA which I do not trust over the longterm.

I also have learned Memphis can be quite spotty (a dangerous block can be just a couple blocks from a good renting location so you really need a boots on the ground agent/team that you can trust). 

Stories like hers-and hopefully yours-are what make real estate so exciting.Real estate can feel overwhelming at first, but trust me, you’ve got this.

i'd advise you to network your way to something - you need people trusted by people you trust. 

Is it a small enough amount of money and do you trust them enough that you could pay a month in advance by mail?

I also wouldn't recommend trusting a seller to do any long term fixes.

This may give the seller/agent more trust that you know what you are doing.
