LOL.. our Hispanics are as you know multi generational and use a lot of grease.. so important to check those grease traps .. everyone has there thing.. its why you landlords make the big bucks you learn how to deal with each set of circumstances.

Also, I'd suggest only doing M2M leases,  people trash the place when they feel trapped and don't care.. we always do M2M in C-/D+ properties, just in case it's not a fit for either party. 

And since its it new construction that your buying retail, that equity will be trapped for a while.Your repairs and capex will be low, but there will still be some minor costs with new construction.

They talk a lot about $100K rentals and around the cities it seems like those are harder to find, are in areas I don’t want to own a rental, and not interested in section 8 renting.

There was a lot of trapped equity and they were just starting to show some uptick in maintenance issues.
