Meanwhile, urban markets are struggling with how to adapt to this new wave of STRs in their districts, there's a lot of NIMBY-ing and hotel lobbying and city councils are coming up with new restrictions all the time (Nashville's STR landscape has changed dramatically in the last year or two alone, for example).

The numbers don't really make sense.You can go up to Marathon where there is an airport, Publix, movie theater, etc and get on the water for 500-700k and have the same rental returns.

and I know our HBA here in Oregon is lobbying hard at the federal level.. some of the bigger builders are saving a few dollars by doing their own sorting at the lumber yard and delivering it to the site..

I will say this again, I made a lot of research, the VAST MAJORITY of back rent is non covid related, it's just taking advantage of the situation and its not A secret at all..The solution in my opinion is, to unite together and start lobbying... we gotta get the word out, the media should speak about what landlords go through, the politicians should understand that they are just building an economic crash with their own hands.Real estate is currently lacking; lobbyists, sympathy, good media coverage, awareness, unity...How much would the politicians think before banning airlines, why?

In actual practice this means that fitted N95 particulate respirators can be overwhelmed by a heavy concentration of virus particles in the air -- not incidentally, this is how my wife got COVID-19 and passed it on to me.It does not mean N95s are useless theater.

That was brought on by the hotel lobby in Austin, because they were upset that homeowners were raking in huge profits and it was all untaxed, whereas the hotels were being charge about 15% (I think) tax per room!!
