I know I need to assemble a team, I know I need to understand markets and analyze a ton of deals, and I know I need to coordinate it all for execution with the right timing.

But then you'll also need an Entrepreneurial minded person on your team. 

YOu get on  a big team so you are fed leads with NO cost.

The first time I was laid off it was traumatic because I my industry and the economy were in the toilet but more importantly, I didn't have enough cash flowing RE, second time.... not nearly as bad, and the third time it was my idea and I haven't lost a minute of sleep about my decision. 

I lost and they sopped paying interest, Hope you all awake!

Then build a team of professionals around you and take action. 

He had just lost his wife, and the property he wanted to sell was only partially finished.

There are people who overpaid in the last year, but they would only be in foreclosure problem if they lost income.

In my experience, you either put the hours in up front or at the end, but either way you (or someone on your team) has to do it.

He only gave me an estimate (doesn't show work completed) for $5,000, even though the repairs were stated to cost $15,000, he said he lost other documents, when I ask him to retrieve them or allow me to retrieve them from repair company he won't.
