Additionally:- Can the quitclaim deed process remove 2 individuals (my parents) from a deed and then replace with 2 individuals (my wife and i) - simple swap out?

I have heard it stated more poetically: "Swap 'til you drop".

Early on I’ll do the swapping but later in life I don’t see me hustling as much.

Sometimes this means better marketing photos and/or landscaping, or swapping out some furnishings and adding creative paint.

@Paul Litardo Welcome to BP, maybe we can talk about direct mail because that is on my list yet for 2020 or do an information swap investor info for digital marketing info. 

I use relatively cheap ones which do break down over time, but aren't expensive to swap out.  

If you are swapping properties between your name and an LLC etc. then it is not being used properly, especially if funds are being co-mingled (or if title in LLC and loan in your name), then a lawyer will see that and if there is an issue they will go after you.
