Note ADUs do the opposite seeing that small units in small counts is very expensive development.I see nothing in anything you have stated that addresses what i believe has to occur to accomplish your goal. 

Note with the current rules, I never plan to pay taxes on the appreciation. 

However, it's important to note that this is only applicable within the city limits.

This is why I was looking for anecdotal notes. 

All I have is a money market account and though I set up my schwab accounts and vanguard before we moved I never invested a single note into any yet because of my lacking knowledge.

Likely it is just a quit claim deed to your new name, however, also note that some states (ie MI - requires another form to be filled out and it changes our taxes - or can change them....).Get the help you need to make sure it is done right without costing you extra down the road.  

Sounds like a lot of these are not note deals -- did you have a mentor from Eddie Speed Note School that helped you with the non-note deals as well?

As a side note the airport is interested in making a new lease.

First and foremost, ensure all terms are clearly outlined in the promissory note.

Maybe leaving a goodie basket and a handwritten note or something of the sort for your first few guests.
