Short story is that the minority owner wants to extricate herself from the loan and the property and is considering allowing her 60K loan to go to foreclosure, hence ruining a lifetime of stellar credit .

So far my dealings with them have been nothing but stellar (especially compared to Chicago agents, which are generally lousy).

I have stellar PM and contractors lined up and it's an area where I spend a lot of time.  

I just imagined myself in that environment....I will say that you would have a stellar opportunity to learn what NOT to do:Tenants are not friends, the lease is a contract and absolute, repair requests need to be in writing and work is only done during business hours, calls are answered 8-to-5, don't knock on my door, etc. 

The units are in stellar condition from what I can see.  

We have been with Appfolio since 2009 with 3000 units, and we receive great service, but we also have Appfolio +, hence I believe the reason we get stellar service, but I don’t think that should set the bar.

I did some research this morning and think that could be a stellar idea.

In fact, to me this jumps out as a stellar negotiating point.
