That being said, you have plenty of reserves where I think you can make a significant down payment and would be able to find something that cash flows.Plus its better to have that money in some kind of asset that grows in value, tax deductible, and bring in income; rather than it sitting in the bank.

Hiring a VA is like hiring anyone else, and sometimes more difficult since they're remote and you can't sit down and show them the ropes every day for a month until they learn it all- relocation, you might not have to relocate, I know there was one property manager on peter lohmanns podcast who only does remote PM, but they have some employees in the area in which they manage, so that might be worth finding and listening to.

- How long the unit sits vacant for repairs/cleaning, and finding a tenant- City/town/state the unit is inPlease respond with your thoughts, hopefully with the bullet points above as points of reference and stated as such in your reply (I know, I am asking for a lot from you all :) ) But, for example, a Class D property in Milwaukee, WI probably requires less turnover time, lower quality materials, not as precise of a paint job, etc, than perhaps a Class A property in San Francisco, which would require higher quality materials, higher labor costs, longer vacancy since more precise craftsmanship would be required, etc.

I suspect the odds that the wholesaler did not misrepresent anything is fairly small.if your wholesaler is picking up the legal costs to pursue this so that you are only going to be out the time value of your earnest money, I think I would just sit back and see how this plays out.
