I live on the other side of the country - 3 time zones earlier than my STR, so when I have guests staying, I wake up about 6 AM my time to check my phone, to make sure I see any early morning messages or problems.

The location really caught our eye—close to Uptown Charlotte, which is always a hot area.

And that's the most conservative side of things, using many prevailing things out there such as house hacking or using FHA and annual/bi-annual move you can get a 20:1 leverage, earning on $20 for every $1 you invest.     

Hi @Dave Harlan      I've done roughly 120 loans with them over the last 14 months on the broker side and have worked with just about every major lender in the space too.

Maybe it is more if you paint them vs hardie board siding?   

Get your credit cleaned up, ditch the car payment and find a side hustle to grow capital. 

And for what it's worth folks, I'm not saying pick a side.

I would side on the fence that's too far apart for portfolio or blanket lenders.

Ultimately, good to hear from both sides (pros and cons)  It's not the right one for me and my goals-- but if it helps you get to the next stage, it might be the right one for you.

On my third deal, because I was in their commercial side, I refi'd as soon as the rehab was done (about 3 months into owning).
