You don't have short-term maturity risk, and you don't have prepayment penalty risk (just has a 1% exit fee). 

These loans are short-term as you mentioned, typically 12 months, so you'll need to refinance before that balloon comes due.

Doing short-term rentals would be very interesting.

You just can't beat the simplicity and it is the most hands-off business model I can think of maybe short of just holding the note.
