I don't think a mean and median would really be that helpful unless you were classifying them separately into A, B, C, and D areas, as well as similar beds and baths.

The only way to do it is to do the work with the city to make all four units condos and then sell the off separately.

Assignment:  Buyer shall not assign all or any part of Buyer's interest in this Agreement without first having obtained the separate written consent of Seller to a specified assignee. 

And, especially if your goal is to build a portfolio to live off of, bad deals (and even marginal deals), will keep you from achieving that goal much more than slowing down and waiting for better deals to surface.But beyond that, I also find I get most burnt out when I am invested in deals emotionally and with time.  

It can be used as a 4/2 with a private attached studio, or as 4 room rentals with a separate studio (which is what we currently do) or as a 5/3 SFH. 

Hello, I have a two-unit SFH (first floor unit & second floor unit which share a main entrance but have separate private entrances once inside the house), located in California (I know...).

As for the marketing of the notes and the claim of lack of disclosure those are separate issues while serious for sure those issues when/if proven correct are not going to get your or any note investors money back.. ( which I hope is the goal of most note investors in this) those issue's are to put those folks basically out of business..

Some crusty campers crawling out of their tents to see wedding guests 50 feet away may not be ideal, but if they were in separate areas entirely it could work well.
