It is a little slower to find a tenant, in our case maybe 3-4 weeks instead of 1-2 to get our average 10 applicants for 1 signed lease. 

If you have a class C plus or maybe low B area, you can screen to select the best or top end of tenants in the program. 

Like the emphasis on selecting efficient investments because of their economic prospects not because of their potential tax benefits.

People are touring and signing leases the same day because of the urgency to live somewhere.

Make it clear that you'll only pay when that person signs off on work done.

I am expecting items to be found even though there is no visible signs of any issues.I will not be surprised if in the near term the prices fall a little.
