Not enough people to generate the demand to sell enough houses for that size property and not enough people for a factory or something to come to because they wouldn't be able to get enough employees from the surrounding areas.Is that a good hunting area?

As far as property type, for flips I like middle sized houses, 3/2 around 1500/3000 sq ft but not married to that.

They filled out the application through apartments.com (used to be Cozy.co before it was acquired) where my screening criteria is posted and the application is hosted, and their annual income listed in the application is 1.25x rent.
