I had to go so far as to take apart the dishwasher and clean it due to it leaving residue on all of the "clean" dishes.

Things to think about:Transient occupancy taxes, inspection fees, business licensing fee, etcUtility costs, which will be much higher than average bc people use your property like a hotelLaundry costsConsumables (tp, paper towels, shampoo, soap, dish detergent, sponges, cleaning supplies, etc)

I am an engineer so I use a detailed spreadsheet.I add up all my costs and these are many and subtract that from my estimated income.I look at similar properties and see what rates they are getting and how often they are booked.Excel does the math for you once you have all the numbers.Remember for a VRBO you have to pay for the utilities (don't forget cable or satellite TV and internet), consumables and furnish the place.

I like your idea, however, just a bit of the devil in the details.Best, TerrellTerrell, I do provide all the appliances aka Washer, dryer, garbage disposal, dish washer, refrigerator, and stove.In the higher end 2 units i have the appliances are brand new (Got a great deal on them from home depot) and the tenant is responsible to deal with Home depot when it's under warranty.

That gave us a major tax write-off and a long-term income stream by providing telephone, cable, and internet that was immune to rent control regulators.Being in a remote area is a plus that means little or no competition but may mean a T-1 is not a viable option which means a commercial satellite connection.
