Essentially what I read especially when sandwich L/O come into play is that you only need a narrow spread on income vs expenses (either rent paid to owner, or PITI if owned), since the maintenance is passed onto the tenant.

If any of the current loans are adjustable or balloons, this will not be a viable solution for them.You could go for a sandwich lease.

Jason, I don't want to turn you into a guru, but I just visited the forms selection offered.Would you consider updating the forms and contracts, having options, sandwich leases, note purchase agreements, etc. and making them available for the Pro Membership and perhaps with a reasonable price for those who don't go there?

I have done many sandwich lease deals where I entered into a lease option agreement with the owner, and found a Rent-To-Own tenant that would live in and eventually buy the house.Let's now say you’ve made it to the closing table with your Rent-To-Own -tenants and are ready to complete the deal.

If your seller changes his mind, you might not only loose money, but be in a legal jam...I've never liked sandwich lease options for that reason.

I just think it would be more difficult to lease both because I would have to find a tenant that I will be responsible for.I think what I am trying to do is called a sandwich lease.
