It's not just about taking a "big" home and chopping it up into 2/3/4 unit's because done wrong, making for poor layout's, you can actually lower a properties revenue potential and strength vs gaining. 

The resort plus condo fees and replacement fees keeps nearly 66% of room revenue.

You either spend the time categorizing your revenue and expenditures as you go (easier) or at the end of the year (harder IMO).

Right now only about 1-2% of my revenue comes from GVR.

So when you put more people in a property with lower taxes, your tax revenue per resident decreases.

More economical purchase prices in Grover Beach and Oceano, but also less revenue, and also not sure about the regs. 

I am pleased with the revenue that the property produces.  

I have owned 3 brokerages over my career and its the 80 20 rule  20% of agents make 80% of all revenue.

I think they're selling a revenue stream for themselves. 

The standard advice seems to be that allowing pets increases revenue.
