@Mitchell Poloskey 1) PMI - contact your lender about requirements to remove via recognizing increase in value.

If the room is a mess when she leaves or she's not paid part of her rent, then remove that as you normally would from the deposit and return the rest to her. 

Same with food and claiming we need to produce more food.

Both ways would accomplish both goals your family has set forth without losing the steady income ( The freed up cash flow and removing yourself from the day to day operations). 

I’ve given food to hungry people, I’ve given the shirt off my back to an old naked woman, I've bought shoes for kids, built a school for aboriginal tribal families in the mountains, and handed out toothbrushes.  

@Tim Porsche just a little food for thought. 

You have to pay more to get them, but you remove your headaches by a lot.

Then they get bought out and now are an F and we are removing them from the list.

The only food I have delivered is pizza, and even that is rare.
