We had Crestcore Management and they neglected the tenant so the tenant moved out because they weren't able to fix the heating concern in a timely manner.

Pretty much only another gas station operator would move in there.

The only thing that makes these properties turn key is the fact they are move-in ready for a lower income tenant with low expectations.

They hope to move their investors into a similar deal with similar returns and keep their capital gains deferral going.

I have a lot of colleagues with multis in Philly and all are doing well because of low taxes and high reliability, but it has its challenges.
